Land and Building

Buying land and planning a home on Waiheke

A Waiheke section offers the chance to shape a home around its setting. The most useful starting point is a realistic picture of the land: where the house could sit, how people and materials will reach it, which services it needs and what the project will involve. A view and a land-area figure are only the beginning of that picture.

Use this guide alongside the information for the particular property. Your lawyer, planner, designer, engineer and builder have different roles in turning an attractive idea into a project you understand before committing to it.

Read the title and the site together

The title and its registered documents help explain ownership and interests affecting the land. Ask your lawyer to review easements, covenants and other relevant instruments, including any shared access or servicing arrangements. LINZ Land Record Search explains the records available. A driveway visible on a plan is not a substitute for understanding the rights and obligations that apply to it.

Visit the site and compare the boundaries and features with the records. Consider where vehicles will turn, how the finished home will be reached and which parts of the land can be maintained comfortably. On a sloping site, the relationship between the driveway, building platform and outdoor space can shape the whole design.

Establish the planning position for your proposal

Waiheke has Hauraki Gulf Islands District Plan provisions. A proposal needs to be checked against the controls and current requirements for its actual site. Auckland Council’s current planning-reform explanation is a useful starting point for understanding why rules must be checked at the time of an application.

Discuss the intended building, use of the land, earthworks, vegetation and access with a planner before relying on a sketch or an earlier owner’s concept. Establish which approvals, reports and design work are needed. Existing plans or a previous consent should be reviewed for scope, conditions and current status rather than assumed to cover a new design.

Understand ground, water and wastewater early

Arrange geotechnical advice appropriate to the site and proposal. Ground conditions, slope, retaining, drainage and foundations can affect both the layout and the construction budget. Investigate natural-hazard information and insurance availability early enough to influence the buying decision.

Identify the proposed water supply, storage and treatment arrangements, and how wastewater will be managed. Space for tanks, treatment and disposal areas needs to be considered alongside the house, driveway and garden. Obtain specialist advice on the system and the approvals required. Auckland Council’s Waiheke overland-flow-path information also explains why the movement of heavy rain across land matters.

Price the journey to a finished home

A build budget should include more than the house contract. Work through investigations, professional fees, consents, site preparation, services, access, retaining, freight, landscaping and a contingency appropriate to the project. Ask your builder how island delivery, storage and construction access will be managed. Confirm the assumptions behind an estimate and the items that remain provisional.

Compare a section with an existing home on the same basis: the total work, money and time required to achieve the living arrangement you want. If you plan to renovate instead, check the existing building’s records and condition before treating an alteration as a simpler route.
